Negotiations are tough between sellers and buyers, the latter well aware that the tide is turning in their favor. However, provided certain rules are followed, it is possible to sell your property quickly, while – of course – getting the best possible price.

BEWARE OF THE DISPLAYED PRICE

First, it's pointless to list your property at a high price hoping to negotiate later. "Buyers are very well-informed and no longer visit properties listed at more than 10% above the market price," explains Philippe Descampiaux, director of the Descampiaux agencies in Lille. The asking price is therefore the key variable for a successful sale, as is your responsiveness in adjusting it afterward.

If you don't receive any calls within three weeks of posting your ad, it means you're pricing your property 15% to 20% above market value. With calls but no viewings, the property is overpriced by 10% to 15%; with viewings but no offers, by around 10%. "In this case, you need to act quickly and decisively…"
